Land Location:  From the Walmart stoplight on the south side of Concordia, Kansas, go 2.8 miles south on Hwy 81 to paved Noble Road, turn west and go 1.5 miles to 130th Road then turn north.  Both tracts are on the east side of 130th Road for the next 1.5 miles.  See map; signs will be posted.


General Description:  Tract #1:  SW ¼ 17-6-3 is being offered for sale at Unreserved Online Auction.  It has 155.57 acres of ‘Historical Native Range’ in excellent condition.  It’s grasses include big bluestem, little bluestem, indian grass, sideoats grama, switch grass, and brome.  It has good perimeter fences, it’s in rotational grazing with electric cross fencing and has two ponds.  The owner has performed controlled burns on the grass every five years to control volunteer trees.   Brome is normally swathed and baled off the quarters west side for winter feed.  There are excellent deer and turkey hunting locations on the quarter.

Tract #2:  W ½ 20-6-3 is offered for a 5-year cash lease ($40 per acre/per year) to the buyer of Tract #1 at the time of closing on Tract #1.  This is a one-time lease option to the buyer of Tract #1.

The Tract #1 buyer is not obligated to lease Tract #2.  The W ½ 20-6-3 adjoins Tract #1 to the south and consists of 294.5 acres of native grass and expired CRP in excellent condition.  It’s comprised of 165.69 acres ‘Historical Native Range’, 108.76 acres expired CRP, and 20.08 acres cropland in go back brome.  It comes with 104.4 acres of FSA commodity acreage base established before the acreage was enrolled in CRP.   The land may be eligible for combination with another of the tenants FSA farms that may be under based.  This would allow all or part of the 104.4 acres of base to be enrolled in USDA farm programs by the tenant.  None of the W ½ 20-6-3 may be broke for cultivation during the 5-year lease.  Native grass acres are predominately sideoats grama and little bluestem.   Expired CRP is planted to big bluestem, little bluestem, indian grass, sideoats grama, switch grass, and brome.  Expired CRP was inter-seeded with alfalfa and clover during the CRP contract period.   This half section has highly productive forbs and grasses for cattle.   Areas are often swathed and baled for winter feed.  It has good perimeter fences, is rotational grazed, is electric cross fenced, has 3 large ponds and several smaller ponds.  It’s had controlled burns every 5 years to control volunteer trees.   In the southeast corner are cattle working corrals, squeeze chute with head gate, tank and hydrant.  A second tank and hydrant is located along Noble Road in the southeast corner of the half section.  An automatic waterer is on the south side of Larry Sedlacek’s 8.84 acre fenced off home site in the northwest corner of the half section.  Two home sites on the half section are not included in the lease. Terms:  The successful bidder is required to enter into a written purchase agreement immediately after the sale.   Buyer must make a 10% non-refundable down payment payable to Security 1st Title, 213 W. 6th, Concordia, KS, who will facilitate the closing.  The earnest money deposit can be made by personal check, company check or by wire transfer. The balance will be due at closing by certified check on or before November 26, 2018. Buyer will receive full possession at closing.  Seller will provide marketable title to the buyer evidenced by Title Insurance.  Title insurance and closing costs will be split 50/50 between the buyer and seller.  The buyer will pay 100% of a lenders title insurance policy, if their lender requires a policy.
