BIDDING PROCESS: You may place bids on this farm for 14 days beginning October 4, 2018, and ending October 18, 2018, at 11:00 AM. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Land Location: From the I-80 and Hwy 14 intersection, go south for 5 ½ miles, then west for 2 miles on west 4 Road, then south ½ mile on O Road. The land is located on the east side of the road across from the gun club.
General Description: This is an exceptional, high producing irrigated farm with excellent row crop production soils. There are two wells on this farm. One runs a 9 tower Valley pivot with a corner system. This well was drilled new in February of 2018 to replace one that had collapsed. The work was done by Fairbanks Irrigation Inc. The well test pumped at 1500 gpm and is powered by a natural gas power unit which belongs to the tenant. The second pivot is a 3 tower Valley with a propane power unit and belongs to the tenant. The static water level is only 61 feet. Good county road for access and 2 miles to highway 14.
There are 16.30 acres (waterways) enrolled in CRP expiring 9-30-23 paying $2,718 annually and will transfer to the buyer. (Ask for details about the 3 tower pivot and power units)
Terms: The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment to be payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check, or by wire transfer. The balance will be due at closing on or before November 19, 2018. Buyer will receive full possession at closing. Seller will provide marketable title to the buyer evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller. The 2018 real estate taxes will be paid by the Seller, and the 2019 Real Estate Taxes will be paid by the Buyer. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement, to be signed by the seller and buyer after the auction, is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.
