BIDDING PROCESS: You may place bids on this farm for 21 days prior to and including November 21st. This unreserved online auction features bidding extensions. General Description: This farm has two sources of irrigation water distributed by an 8 tower Reinke center pivot. It has a ground water irrigation well with an 8 inch pump, gear head, and a Case IH diesel power unit. As per the Tri Basin NRD, it has 79 certified irrigated acres. There is also a surface water contract of 80 acres with the CNPPID which is powered by a diesel pump. So the farm has the benefits of the economical surface water and it has the reliability of groundwater irrigation.

Terms:  The successful buyer will be required to enter into a written purchase agreement with a 10% non-refundable down payment to be bank wired within 48 hours of the close of the auction. The balance will be due at closing on or before December 21st, 2017. Buyer will receive full possession on the date of closing. Seller will provide marketable title to the buyer evidenced by a title insurance policy. The current year real estate taxes will be paid by the Seller. Property will not be sold subject to financing. Please have all financial arrangements made prior to the auction. The written purchase agreement to be signed by the seller and buyer after the auction is the sole controlling document of this sale and superseded any and all other terms whether verbal, written, expressed or implied.
