BIDDING PROCESS: You may place bids on this farm for 21 days beginning February 28, 2019, and ending March 21, 2019, at 10:00 AM. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed.   Each of the 4 Tracts will be auctioned individually to the highest bidder. There will be no combination of tracts.  However, a bid on any Tract with less than five minutes remaining extends the bidding on all Tracts by 5 minutes.  NOTE: Do not wait until the day the auction closes to register to bid online. Land Location:  From the bridge on the south side of Deerfield, Kansas, turn east on River Road a ½ mile, turn south on paved Road AA for 10 miles to the correction line, turn west 1/8 mile, then south 2 miles on Road AA.  This tract is east of Road AA.   From Ulysses, Kansas, at the intersection of Hwy 160 & 25 go north on Hwy 25 for 7 miles to Road 5, turn east on Rd 5, go 13 miles to Road W, turn north 8.5 miles.  Watch for signs.

General Description:  Tract 1 is 156.69 acres of which 124.3 acres are cropland, with 124.1 acres of FSA commodity base.  It has a 115 acre irrigated circle with a 9 tower Valley pivot, nozzled at 400 gpm.  It pumped 233 acre ft in 2017, at 500 gpm.  Water right #33,600-00 has a 5-year MIFA authorizing 2-acre ft per year.  It has a Chevy 496 natural gas engine.  The irrigated acres are planted to PM6 grass for grazing, it is cash leased at $13,800 per year through 12-31-2021.  Buyer receives cash rent for 2019 through 2021.  The buyer of this Tract, if they also buy any one or more of the other tracts, would be able to install underground livestock pipelines to those other tracts from the irrigation well.  Prospective bidders can verify this and conduct their own due diligence by contacting Groundwater Management District #3, or the Kansas Department of Agriculture, Division of Water Resources, both located in Garden City, Kansas.  This tract has barbwire fence in fair condition on the north and east sides. Water rights for domestic and livestock purposes are still intact.
