BIDDING PROCESS: You may place bids on this farm for 14 days beginning January 25, 2022, and ending February 8, 2022, at 1:00 p.m. MST. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Tract 1:  160+/- acres

General Description: This tract has an old irrigation well and water rights of 549.5 acre-feet, Permit No 10961-FP. This tract has 151 acres of cropland history and has been utilized as grass for the last several years.

Legal Description: The SW ¼ of Sec. 27-29-45W Baca County, CO, containing 160+/- acres.

Terms:  The successful Buyer will be required to enter into a written purchase agreement immediately after the sale with a 10% non-refundable down payment to be payable to Bison Title Escrow, 121 So.
