Legal Description:  An Approx. 4.5 +/- acre tract in the SE ¼ of Section 5-7-2, Fillmore County, Nebraska

Land Location:  From the intersection of US Hwy 6 / 81 (Fairmont, NE), go east on Hwy 6 for 2 miles, south on Road 15 for 3 miles. Bin site will be on the west side of the road.

General Description:  The grain dryer has been used for 4 seasons; it was purchased in 2014. The dryer has a “watchdog” on it that enlists iPhone technology. It also has a combination of electricity with natural gas burners for drying; it can dry 4,000 bushels continuous flow. There is a 10” auger that goes with the set up. There is a modern 6” air system powered by a 75 hp 3 phase motor that moves 2,250 bushels per hour from the dryer to the big bin. The big bin holds 80,000 bushel and is 48 ft. in diameter; it has a 12” withdrawal with 5 exhaust traps. It features a full aeration floor (2) 20 hp fans and a sweep auger. The wet bin holds 25,000 bushels and has a 20 hp fan with heater. There is a drive over conveyor that holds 8,000 bu per hr. You will need an 84 ft. auger to go from this pit to the wet corn bin. All electricity is set up for more bins, legs, etc. The property has a good base of crushed rock that make it super hard and stable, even in the wettest years.  Seller will provide an easement for exiting the facility to the west.


Terms:  The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a $50,000 non-refundable down payment to be payable to BigIron Realty Trust Account.  The earnest deposit can be made by a personal check, company check or by wire transfer. The balance will be due at closing on or before March 21, 2019, with full possession September 1, 2019, the 2018/2019 rent monies are to be retained by the seller.  Seller will provide marketable title to the buyer evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller.  The 2018 real estate taxes will be paid by the Seller, and the 2019 Real Estate Taxes will be paid by the Buyer.  Property will not be sold subject to financing.  Please have all financial arrangements made prior to the auction.  The written purchase agreement, to be signed by the seller and buyer after the auction, is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.  BigIron Realty is working for the seller.
