BIDDING PROCESS: You may place bids on this farm beginning March 14, 2019. Bidding concludes on March 28, 2019. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online. The bidding increments will be $25 per acre. The final sale price will be calculated on a per acre basis times the highest bid received on each tract. Auctioneer reserves the right to adjust bidding increments.

BigIron Realty Agents will be at the BigIron Realty Office, in Columbus, Nebraska, on Wednesday, March 27th from 1:00 pm to 3:00 pm and on Thursday, March 28th from 8:00 am until the conclusion of the online auction. General Description: This tract a 155.06+/- acre tract that is currently pivot irrigated with an older 6 tower T & L pivot and an 8 tower T & L pivot installed in 2012. There are 126 active acres under permit on this tract according to the DNR of Nebraska. There is a 4391T Case diesel power unit, fuel tank and pump that goes with the farm also. It sits west and adjacent to this farm on the tenant/neighbor’s property. This set up provides water to the two pivots by underground pipe to the pivot point. The water to the 4391T comes from the tenant/neighbor who pumps water across his property from the Loup River. The arrangement for water is not part of this sale. Terms: The successful buyer will be required to enter into a written purchase agreement immediately after the sale. Buyer must make a 10% non-refundable down payment payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check or by wire transfer. The balance will be due at closing on or before May 10, 2019. Buyer will receive full possession at closing. Seller will provide marketable title to the buyer evidenced by Title Insurance. Boone County Title, Albion, Nebraska, will facilitate the closing. Title insurance and closing costs will be split 50/50 between the buyer and seller on each tract. The 2018 real estate taxes will be paid by the Seller, and the 2019 Real Estate Taxes will be paid by the Buyer. Property will not be sold subject to financing.
