BigIron Realty Agents will be at the Hampton Inn & Suites, in Scottsbluff, NE, on Dec. 11, 2019, from 3:00 PM MST until 5:00 PM MST. and again Dec 12, 2019, from 8:00 AM until the conclusion of the online auction. Please come during the times scheduled to discuss the farm. BigIron Realty Representatives will be there to assist buyers with registering to bid online. You do not have to be present to bid online, but you are required to be available by phone.
BIDDING PROCESS: You may place bids on this farm for 14 days beginning November 28, 2019, and ending December 12th, 2019, at 10:00 AM MST. This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. Possession is open for the 2020 crop season on both tracts.
General Description: This farm is a pivot irrigated quarter with a seven tower Reinke pivot bought new by the seller from Deines Irrigation in Gering, Nebraska. It is set up for 450 GPM and has Nelson Rotators with Poly drops. A new 8-inch pump and the electric motor were installed last year. This farm has been custom farmed and the operator has been gravity irrigating the SW and NW corners. No gravity pipe comes with this sale. Water for irrigation is provided by the Pathfinder Irrigation District. The south half is planted to corn and the north half is planted to sugar beets. Access is by a good gravel road on the south.

Terms: The successful buyer of Tract 1 will be required to enter into a written purchase agreement immediately after the sale with a $50,000 non-refundable down payment to be payable to BigIron Realty Trust Account, and $25,000 non-refundable down payment for Tract 2 with the same terms and conditions. The earnest deposit can be made by a personal check, company check or by wire transfer. The balance will be due at closing on or before January 23, 2020. Seller will provide a marketable title to the buyer evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller. The 2019 real estate taxes will be paid by the Seller, and the 2020 Real Estate Taxes will be paid by the Buyer. The property will not be sold subject to financing.
