 Legal Description:  The SE 1/4 of Section 32, Township 9 North, Range 19 West, Dawson County, Nebraska, consisting of 158.78+/- acres

General Description:  This mostly level quarter is a center pivot irrigated farm. There is a 14- tower Zimmatic Grow Smart System pivot with a Nelson 100 End Gun on the long span overhang from the end tower. The pivot point sits in the extreme northwest corner of the quarter. The pivot windshield-wipes from the west boundary to the north boundary.  The 8-inch pump is powered by an Isuzu diesel motor with generator which powers the pivot. Gearhead, pump and 1,000-gallon fuel tank are all included in the sale.  FEEDLOT: There is 550+ feet of bunk space and a larger pen plus a lagoon in the Livestock Facility which is in the southeast corner of the quarter.  Additionally, there is an electric submersible well in the southeast corner that provides water to (2) continuous flow Johnson waterers that covers four pens in the feedlot.  This well can also be connected to an underground pipe running west along the south boundary to a riser at the west end of the southeast corner to furrow irrigate that corner if desired.  The area under the pivot was double cropped in 2018 with wheat and then late planted to corn.  The southeast corner, not irrigated by the pivot, was planted to alfalfa.

2018 Taxes:$7,822.44

Land Location:  From Highway 30 East of Overton, Nebraska, go south across railroad tracks on Road 446.  Then go 1 ½ mile south on 446 to the northeast corner of farm.  The gravel road on the south side of farm is Road 750.

Terms:  The successful buyer will be required to enter into a written purchase agreement immediately after the sale with a $100,000 non-refundable down payment to be payable to BigIron Realty.  The successful Buyer can also obtain immediate possession by submitting an additional Non-Refundable Deposit of 10% of the total selling price.  The earnest deposit can be made by a personal check, company check or by wire transfer. The balance will be due at closing on or before April 29, 2019.  Seller will provide marketable title to the buyer evidenced by title insurance; the title insurance and closing costs are split 50/50 between the buyer and seller.  The 2018 real estate taxes will be paid by the Seller, and the 2019 Real Estate Taxes will be paid by the Buyer.  The property will not be sold subject to financing.  Please have all financial arrangements made prior to the auction.  The written purchase agreement,  to be signed by the seller and buyer after the auction, is the sole and controlling document of this sale and supersedes any and all other terms whether verbal, written, expressed or implied and shall be the sole and controlling document for this real estate transaction.  BigIron Realty is working for the seller.
