BIDDING PROCESS: You may place bids on this farm for 14 days beginning November 2, 2021, and ending November 16, 2021, at 10:00 a.m. CST.  This unreserved online auction features bidding extensions. If a bid is received within five minutes of the scheduled close time, the bidding period is automatically extended to five minutes. This will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the day the auction closes to register to bid online. General Description: This pivot irrigated farm has a Reinke Electrogator 2 installed in 2005. It is an 8-tower system with drop nozzles, an end gun, and has 38” tires. It is all-electric with a 50HP motor. It has had some recent upgrades installed. There are 145.13 certified irrigated acres on the farm; 119.83 by groundwater. The remaining 25.3 acres are by Sargent Irrigation District water, which runs $40 per acre per year.  The northwest corner is gravity irrigated, and the pipe is included with the sale. There is a ditch that runs through a portion of the farm in the south. There are pivot bridges for the pivot to cross the low areas to make a full circle.  The Seller has improved the drainage during his ownership by removing some trees, brush, and a culvert installed on the west side. Terms:  The successful Buyer will be required to enter into a written purchase agreement immediately after the sale with a $60,000 non-refundable down payment to be payable to BigIron Realty Trust Account.  The earnest deposit can be made by a personal check, company check, or wire transfer.
