If a bid is received within five minutes of the scheduled ending time, the bidding period is automatically extended for five more minutes. The extension process will continue until there is a five-minute period where no bids are placed. NOTE: Do not wait until the last day of the auction to register to bid online. The bidding increments will be $50 per acre. The final sale price will be calculated on a per acre basis times the highest bid received.

General Description: Tract1 has 56.73 Certified Irrigated Acres according to the Central Platte NRD. There is one well on the west side of the property. This wellhad extensive work done to it in 2013 by Fairbanks Irrigation, Inc. of Wood River. This pump was set up for 850 gallons at 30 lbs. There is also 550′ of 8″ underground pipe, according to Fairbanks Irrigation.
The well and pump are part of the sale and stay with the farm. The farm is pivot and gravity irrigated. There currently is a 7 tower Valley pivot and a John Deere diesel power unit. All the irrigation equipment, power units, including gearheads, belongs to the tenant and is not part of this sale.
Tract 2 has 74.8 Certified Irrigated Acres according to the Central Platte NRD. There are two wells on this property. The wells, gearheads and pumps are part of the sale and stay with the farm. The well on the south side by the gravel road had extensive work done to it in 2005 by Fairbanks Irrigation, Inc. in Wood River. There currently is a 7 tower Valley pivot and a John Deere diesel power unit that runs the pivot. There is a Detroit diesel on the west side for the gravity irrigation. Agent’s Comments: Both of these are productive farms with a great location off of a blacktop highway, close to grain elevators and the ethanol plant! The tenant is a very long term farmer from the area that would like to continue to farm these two tracts if possible with a new owner. Terms: The successful buyer will be required to enter into a written purchase agreement immediately after the sale. Buyer must make a 10% non-refundable down payment payable to BigIron Realty Trust Account. The earnest deposit can be made by a personal check, company check or by wire transfer.
