SOUTH DAKOTA

Buffalo County (3,758.87 +/- acres) All acres are based on a survey conducted in December 2011.

Legal Description:All Section 19, 20, 29, 30, 31, and 32-108N-70W Buffalo County, SD (3,758.87 +/- acres)

Land Location:   From the intersection of Hwy 50 & Hwy 34,  Go 6 miles east on Hwy 34 to 349th Ave ( Ree Heights Rd ), then go 3 miles North on 349th Ave to 225th Street.  Go 2 miles West on 225th to the SE Corner of Section 29.  You will see the two large grain bins which are in Section 29.  Section 29 is the East Central Section of the 6 Section Tract.

General Description:  These 3,758.87 acres are all contiguous in a 2 mile wide by 3 mile long (N to S) Tract.  The land is level to rolling and section 29 has 2 newer grain bins and facility with approximately 75K bushel capacity in each.  Per the FSA records, these 6 sections have a total of 2,884.53 acres of tillable cropland.  The specific information by section number is available on the website.  The balance of acres consists of the binsite, pasture, and a small amount of CRP.  The main soil types are Class III Promise Silty Clay and Opal Silty Clay.  These acres are leased for the 2020 crop season, and are planted to soybeans.

Edmunds County      (2,226.21 +/- acres)  All acres are based on a survey conducted by the Seller.

General Description:  These tracts consist of approximately 2,024 acres of tillable cropland, with the balance in pasture, an improved building site, and, roads.  All these tracts in Edmunds County lie level to gently rolling.  Standing water and ponds in some tracts are typical for the area.

Tract E-1:  $3,938/Acre

Legal Description:  S ½ Section 25-121N-69W  Edmunds County, SD (320.72+/- acres)

General Description:  Per the FSA information this farm has 309.56 tillable cropland acres with the balance in roads.

Land Location:  From Ipswich, SD, go 12 miles south on Hwy 45 to 144th Street, then go west to 354th Avenue.  Then go 3 miles south on 354th  to 147th  Street which is the SW corner of the 320 acres.  The tract which lies West to East on the east side of 354th Avenue.  (There are no roads on the south or east sides).

General Description:  Per the FSA records this farm has 264.8 tillable cropland acres with the balance in roads.

Land Location:  From Loyalton, SD, go 2 ½  miles east on 145th Street to the SW and NW corner of each Quarter.  The tracts are on both the North and South sides of 145th Street.

General Description:  Per the FSA records this farm has 56.69 tillable cropland acres with the balance in roads and non-tillable acres.

Land Location:  From Loyalton, SD, go 7 miles west on 145th Street to 338 Avenue which is the SW corner of the tract.  The farm will be on the north side of the road. Note: 338th Avenue has no road going North.  Only goes South.

Tract E-4:  $3,815/Acre

Legal Description:  All Section 21-121N-71W Edmunds County, SD (641.02+/- acres)

General Description:  Per the FSA records this farm has 583.1 tillable cropland acres with a home and building site on the south side of 145th  Street, this building site has an approximate 1,200 sq., ft. one story modular home built in 1975.  It sits on a full basement. Also included is a pole framed shed that is 40 x 100 and was constructed in 1968.  There are several other small grain bins and outbuildings on the property.  The building site sits on approximately 8.6+/- acres and the balance is in non-tillable acres.
